Tiffany Mok, a 27腦瞳厙 senior design manager, has built a career that bridges global insight with local sensitivity, always leading with empathy, precision and a commitment to excellence. What distinguishes her is not just the scale or scope of the projects she manages but her dedication to shaping a profession and a built environment that centers on people first.

As a 2026 , Tiffany was named among the top 40 of the most industrious young minds from more than 400 entries received last summer during the regional competitions, with winners representing construction markets across the United States and Puerto Rico.

Technical Career

Tiffany’s architectural career spans over 14 years and three continents, rooted in the belief that good design should elevate and reflect the communities it serves. She began her career contributing to projects across the Middle East, including a 150,000 SF shopping center in Jordan and villas in Azerbaijan. In 2011, Tiffany transitioned to work on a 184-acre mixed-use development in Amman. This project deepened her understanding of place-based design and global collaboration. She eventually led large international teams as a project manager across 10 countries, working to align project goals with the diverse needs of end-users.

Tiffany’s domestic work became more prominent throughout California where she served as senior project manager for the $536 million, 972,000 SF Ridge Walk North Living and Learning Neighborhood at UC San Diego. Coordinating with 25 consultants and 20+ user groups, she led the design team in delivering the project on an aggressive four-year schedule while maintaining the budget and adhering to strict campus standards.

Once she joined 27腦瞳厙, Tiffany was named the lead design manager for the $1.5 billion Los Angeles International Airport (LAX) Terminal 5 Redevelopment project. Targeted for completion ahead of the 2028 Olympics, the project will integrate off-site construction and aims for both an IATA Level Optimum and a Skytrax 5-Star rating, aspirations that have never been achieved at LAX.

Across roles, Tiffany has invested in personal growth and systemic improvement, advancing licensure, evolving team systems and influencing broader conversations in the architecture, engineering and construction (AEC) industry around empathy, efficiency and equitable leadership.

Community Engagement

Tiffany’s community work is deeply personal, driven by her experience of growing up as a first-generation Asian American woman and the rarity of seeing people like herself reflected in professional leadership. This has shaped her passion for mentorship, youth outreach and creating sustainable pathways for underrepresented voices.

She serves as co-chair of the Urban Land Institute Los Angeles (ULI-LA) Recruit, Empower, Access, Connect, Hustle (REACH) Initiative, a program dedicated to creating opportunities in the commercial real estate sector. Under her leadership, the program has provided 104 underrepresented professionals with tailored one-on-one mentorship, hosted over 50 development and networking events and facilitated more than 20 job transitions and promotions.

Tiffany volunteers with the LA Promise Fund, working directly with high school students from local underserved communities. Through their Career Day and Career Pathway Connections programs, she shares her journey, conducts mock interviews and provides feedback on resumes. Her goal is to offer visibility into a profession that many students may not be aware of and to help them recognize their potential within it.

Tiffany has also volunteered with Architecture for Communities Los Angeles (ACLA)’s Design by Diversity Day, teaching K-12 students about architecture via hands-on interaction. She has also raised over $30,000 for rare cancer research through Cycle for Survival and was honored to share her story at the West Los Angeles event, turning personal hardship into advocacy and hope.

Congratulations to the University of Washington Interdisciplinary Engineering Building team on being awarded The Engineering News-Record (ENR)’s Award of Merit for Higher Education and Research!

The design-build project team accepted the Award of Merit at ENR West’s Awards Ceremony, which recognizes outstanding projects that demonstrate excellence, innovation and quality.

The $81 million, LEED Gold-certified, progressive design-build UW IEB project provides a student-focused, interdisciplinary center, enabling the College of Engineering to promote project-based learning and research, collaboration and innovation for undergraduate students. This project provides 72,000 SF of hands-on learning and flexible instructional space to support over 950 new students across 10 academic departments.

The IEB serves as the welcome center to the University of Washington’s engineering department and provide a landing place for first- and second-year students. The design fosters a silo-free learning environment, encouraging students from diverse engineering disciplines to collaborate and prepare them for industry and entrepreneurial careers. The new building relieves pressure on the colleges departmental buildings and supports integration into degree programs, while helping students develop real-world engineering and leadership skills. The IEB will house programming for leadership, student clubs, classrooms, diversity and access, as well as a dedicated space for industry-sponsored capstone projects that aim to strengthen connections between the University of Washington and industry partners.

Photo: Mikki Piper穢 | The team utilized one of the primary project constraints, the site’s slope, and leveraged it to achieve $ 700,000 in cost savings on the project. The team developed massing options that utilized the 60-foot elevation delta across the site to their advantage, starting with building shape and structural components and moving to access/egress and ADA requirements. The sites target value design centered on maximizing the opportunities of the sloped site in relation to building accessibility and the functional interaction between interior and exterior spaces. This resulted in tiered building levels into the hill and created three levels of accessibility for the campus. This solution resulted in significantly less excavation and export, which lowered cost, increased safety and eliminated traffic congestion through the main thoroughfare on campus.

The Construction Management Association of America (CMAA) Pacific Northwest Regional Committee and the National Committee awarded SEA Baggage Optimization Phase 2 project with two awards for 2025.

On June 26, our team accepted this top honor at the CMAA Pacific Northwest Awards ceremony hosted at Ivar’s Salmon House in Seattle, Washington. The team also collaborated with the Port of Seattle to give a presentation about the program at the award ceremony.

CMAA National CommitteeProject Achievement Awards

CMAA’s National Committee awarded the Project Achievement Award in the Transportation value greater than $50 Million category to the Seattle-Tacoma International Airport (SEA) Baggage Optimization Phase 2 project. The Project Achievement Award recognizes the project that best exemplifies excellence in design, construction and innovation.

Photo: Sozinho Imagery | The BOP2 team at SEA erected 30,000 SF of scaffold in the busy bagwell, overcoming complex logistics and safety challenges to support the new baggage systemwithout injuries or operational impacts.

Port of Seattle is optimizing the outbound baggage handling system at SEA. The new system replaces the aging conveyor system previously in place, allowing the airport to meet current and future growth needs. The old system consisted of several smaller baggage handling systems, which were isolated from each other. The Baggage Optimization Phase 2 project aims to provide the airport with a single, integrated system, offering greater security processing capacity and expanded sortation.

Phase 2 of the program involved removing and replacing five miles of conveyor and baggage handling systems throughout the airport’s basement, baggage, ramp, and ticketing levels. The project included a ticketing conveyor, an expanded security system and an upgraded sortation system for the D, S, B and N gates. Non-BHS scopes included the relocation of airport vendor storage, a new conveyor maintenance shop, upgraded MEP systems and a structural retrofit. The construction occurred within the operational airport, with phases designed to minimize disruptions.

SOF Aircraft Maintenance Unit and Weapons Hangar Facility:

In the federal sector, the SOF Aircraft Maintenance Unit and Weapons Hangar Facility received the EIC Eagle Award in the $50$100 Million Federal Government/Military category from the ABC North Florida Chapter. Additionally, it was nominated for Project of the Year, highlighting its outstanding achievements.

This $70 million design-bid-build project at Hurlburt Field, Florida, for the U.S. Army Corps of Engineers spans over 100,000 SF. It supports the C-130 Ghostrider aircraft while housing the 4th Special Operations Squadron. The scope includes a reinforced concrete structure with steel framing, HVAC, fire protection and communications systems, along with 24,000 SF of office space. The facility includes bridge cranes, a 400-hertz cord rail, fall protection and an explosion-proof room. The interior design reflects squadron colors, creating a personalized and cohesive space.

Dormitories Complex at Tyndall Air Force Base:

Further demonstrating excellence in federal construction, the Dormitories Complex at Tyndall Air Force Base has been honored with three awards:

  • Award of Merit in the 2025 Best Projects in the Government/Public Building category – ENR Southeast
  • Design-Build Project of the Year Award in the Federal, State, County and Municipal category – DBIA Florida Region
  • EIC Eagle Award in the $50-$100 Million Federal Government/Military category – ABC North Florida Chapter

Awarded a $136 million design-build contract by the U.S. Army Corps of Engineers, the project delivered two modern five-story dormitories with 480 private rooms. Designed to improve the quality of life for unaccompanied airmen, the complex includes shared community spaces, theater and meeting rooms, kitchenettes and administrative areas. How to Train Your Dragon – Isle of Berk:

The How to Train Your Dragon Isle of Berk project soared to new heights, earning three major awards:

  • Project of the Year – ABC Central Florida Chapter
  • Excellence in Construction (EIC) Eagle Award in the Entertainment category – ABC Central Florida Chapter
  • Best Project in Sports/Entertainment – ENR Texas & Southeast

This project brings the world of How to Train Your Dragon to life in the largest themed land within Universals new Epic Universe park. Spanning 15.5 acres and featuring 18 buildings, this immersive Viking village welcomes guests with towering statues and 30 dragons representing 17 species. Signature attractions include Hiccups Wing Gliders, a high-speed coaster; Dragon Racers Rally, a thrilling aerial ride; and Fyre Drill, an interactive boat adventure. Guests can dine at the Viking-themed Mead Hall and Spit Fyre Grill, enjoy live entertainment like The Untrainable Dragon show and explore themed retail shops and play areas such as the Viking Training Camp.

Chronos Tower, Meteor Astropub, Bar Zenith and Supporting Facilities:

The Chronos Tower, Meteor Astropub, Bar Zenith and Supporting Facilities project also earned recognition, receiving the EIC Award of Merit in the Entertainment category from the ABC Central Florida Chapter.

Serving as the grand entrance to Epic Universe, this project is anchored by the iconic Chronos Toweran 80-foot celestial-themed structure adorned with over 100 stars and a 52-foot spinning element symbolizing cosmic alignment. 27腦瞳厙 led the structural, roofing and electrical work, including the towers intricate lighting and motion systems.

The entrance experience is further elevated by the Meteor Astropub, a 16,000 SF quick-service restaurant featuring dramatic lighting, a skylight, themed murals and a flying meteor centerpiece. The adjacent Bar Zenith offers a 1,600 SF outdoor space-punk bar with views of the Cosmos Fountain. Supporting infrastructure includes a restroom and a mechanical building that services both venues.

Both Epic Universe projects were honored at the 2025 EIC Awards Banquet and the ENR Regional Best Projects.

Richard Castros dedication has led him to one of Californias highest honors in safety leadershipthe inaugural AGC of California Individual Safety Effort of a Frontline Foreman Award.

Richard started his career with 27腦瞳厙 in the Southern California Region 17 years ago as a young, eager labor apprentice, immediately wanting to make an impact. He was the first to volunteer for any task that many would say is difficult or scary, whether that be cutting guardrail posts with a torch, operating a boom lift 90 feet in the air or manning a hose during a concrete placement. Now, as a foreman with 13 years of leadership experience, Richard continues to lead by example, never asking his crew to perform work he would not do himself. His philosophy is simple and unwavering: every worker deserves to go home safe, every day, to their friends and families.

As Richard plans work, he guides others through the step-by-step process of identifying hazards and developing mitigation strategies, ensuring buy-in and a better understanding of the overall plan. Richard approaches safety with a questioning approach, asking members on the crew questions like, What worked or didnt work last time? Whats our plan if we encounter issues? Has anyone done this before? This collaborative approach not only improves hazard recognition but also fosters ownership of safety among crew members.

Richard is deeply involved in training. When he sees a new or upcoming hazard the team will encounter, he holds interactive sessions with hands-on demonstrations and real-world scenarios from past projects. These actions reinforce his commitment to leading by example and providing an environment that is engaging and accessible to every worker.

The Repair Water Reclamation Facility Secondary Clarifier won an Award of Excellence in the Renovation and Remodeling Projects Under $10 Million category. The project upgraded the Marine Corps Base Hawaiis Water Reclamation Facility (WRF) Secondary Clarifier in Kaneohe. The 25,000-square-foot repair project included replacing sludge collection and scum skimmer mechanisms, valves and pipes, along with lead paint remediation, floor grout replacement and tank coating. Temporary modifications to chlorine contact tanks and effluent filter systems ensured operational continuity during the construction period.

The Grand Wailea Resort Spa Renovation received an Honorable Mention in the category for Renovation and Remodeling Projects $10 Million and Above. The 44,000-square-foot project updated the spa layout and design and included procuring high-end equipment and materials from around the world. The Grand Wailea Resort Spa is the largest wellness center in Hawaii.

A Vision Realized at Kirtland Air Force Base

Located at Kirtland Air Force Base (KAFB) in New Mexico, the new 77,110-square-foot DTRA facility consolidates operations previously housed in World War II-era dormitories into a cutting-edge, energy-efficient, three-story administrative building. Designed to support over 250 Department of Defense civil servants and uniformed service members, the facility includes hoteling spaces for temporary workers, large meeting rooms and shared conference areasall tailored to enhance operational efficiency and mission readiness. Jacobs, the project architect, aligned the design with the Society of American Military Engineers (SAME) mission to improve the quality of the military-built environment. The result is a life cycle cost-effective facility that meets user requirements while promoting sustainability and energy efficiency.

Congratulations to the May Lee State Office Complex project team on receiving the Design-Build Institute of America (DBIA) Western Pacific Region Project of the Year Award! 27腦瞳厙 is also thrilled to announce that the Caltech Resnick Sustainability Center received a Distinction Award, and project managers Mariano Ponsiano and Andrew Cameron were recognized with the 2025 Jacob Williams Volunteer Awards during the annual awards dinner.


May Lee State Office Complex – Project of the Year

Establishing an urban fabric for the current and future River District in Sacramento, 27腦瞳厙 collaborated with ZGF Architects and Dreyfuss + Blackford to build the States largest office complex and parking structure. The May Lee State Office Complex (MLSOC) in Sacramento, CA, unites various agencies and departments of the State of California across a 17.3-acre site, comprising approximately 1,250,000 SF of office space and amenities. This is the first development in the revitalized River District, an area being transformed from its industrial past into a modern, vibrant neighborhood adjacent to the downtown core. The campus features four mid-rise office buildings, a rich amenities program curated for occupants needs, lush landscaping, a new parking structure and ample opportunities for micro-mobility and public transit. Together, these elements enhance and support connections between occupants, buildings and the evolving urban fabric of Sacramentos River District.

The MLSOC is also a landmark in sustainable design and construction, setting a national precedent as the largest all-electric, zero-carbon workplace campus in the U.S. From day one, the project was guided by a comprehensive decarbonization strategy. The team’s efforts contributed to the project’s achieving LEED Gold certification and SITES GOLD certification, exceeding sustainability goals and delivering measurable environmental benefits.

This project and team continue to amaze me! When you are part of building a project, you always believe its special, but the industry recognition this project team continues to receive emphasizes how truly exceptional this project was. This team embodied the collaboration and commitment of the One Team approach which allowed us to deliver the office complex ahead of schedule while also achieving a substantial monetary savings for the State.

The design-build delivery model provided new ways of engaging and motivating the team. Regular communication and accountability were the backbone of the projects efforts. In the early weeks of the project, as conversations with stakeholders from across the country unfolded amidst the uncertainty of the COVID-19 pandemic, the MLSOC team quickly realized the project’s success would depend on fostering a culture of collaboration, teamwork, trust and adaptability. To foster a One Team culture, the team facilitated formal partnering sessions, including small focus groups that addressed both traditional construction, such as exterior skin, quality, and design development, and nontraditional focus groups dedicated to maintaining team morale and developing new, engaging safety protocols. For example, safety reminders on the jobsite featured characters from The Office, which were updated with iconic pop culture references. When team members welcomed new babies into their lives, baby pictures were put up onsite, reminding everyone that even in a time of isolation, they were still a team, connected in more ways than just the work.

At the heart of the projects success was the teams resilience. Despite beginning during one of the most difficult times in recent history, the team achieved all scheduled milestones and delivered on all commitments. While the project involved a large, dynamic team with numerous transitions, open and frequent dialogue allowed uninterrupted progress and smooth handoffs throughout the project.

Caltech Resnick Sustainability Center – Distinction Award

The four-story Caltech Resnick Sustainability Center (RSC) serves as the hub for energy and sustainability research on the Caltech campus and the home of state-of-the-art undergraduate teaching laboratories. This modern, flexible building is helping support and expand the research work of the Resnick Sustainability Institute (RSI), which has four research centers within the facility: an Ecology and Biosphere Engineering Facility; a Solar Science and Catalysis Center; a Remote Sensing Center; and a Translational Science Facility for pilot testing at scale.

The design-build teams greatest challenge while building the one-of-a-kind RSC was to achieve LEED Platinum certification while incorporating the functional needs of a highly specialized research facility that fosters collaboration across different disciplines. Research laboratories typically require significant energy to operate specialized equipment, maintain controlled environments and ensure proper ventilation. Also, research needs can change rapidly, requiring laboratories to be flexible and adaptable. The team used innovative solutions to meet LEED Platinum standards while addressing the needs of the bespoke collaborative research facility.

The team integrated advanced sustainable technologies and materials, including a mass-timber structure, which is a renewable resource with less embodied carbon than steel or concrete. This approach reduced construction waste through precise off-site prefabrication and created a warmer, healthier interior environment due to its biophilic nature. However, mass timber is less effective at dampening vibrations in laboratories with sensitive equipment. To address this, the team used concrete for laboratory spaces and mass timber for non-laboratory spaces on the north and west elevations, supporting the organic glass fa癟ade and high-traffic common spaces.

Additional sustainability features the building incorporates include a high-performance exterior envelope, a fully glazed north atrium and western fa癟ade that maximizes natural light, solar shading fins that reduce heat gain and highly energy-efficient mechanical and electrical systems. Outside, rooftop photovoltaic arrays generate power for research and operations, while native plantings and stormwater dry wells increase the buildings sustainability.

Congratulations to Mariano Ponsiano and Andrew Cameron on receiving 2025 Jacob Williams Volunteer Awards. This award recognizes the leadership and time these two individuals have dedicated to the DBIA Western Pacific Region.

Mariano, a project manager in 27腦瞳厙 Pacific Region, was recognized for his inspiring work as the DBIA Western Pacific Region Hawaii Chapter Chair and Programs Lead. Since joining DBIA and stepping into the Hawaii Chapter Chair role in 2022, Mariano has spearheaded initiatives that have significantly strengthened the Hawaii Chapters impact and visibility. Under his leadership, the chapter has delivered in-person, owner-only DBIA education sessions tailored for Hawaiis public and private sector owners in collaboration with DBIA National, facilitated peer-to-peer guidance by connecting Hawaii owners with experienced DBIA owners from across the Western Pacific Region, achieved growth in both DBIA membership and accreditations across Hawaii through increased engagement, fostered collaboration through joint events with industry organizations like AIA and ACE, and organized successful golf tournaments and networking socials, strengthening ties among industry partners. Mariano also serves as a non-voting board member for the Western Pacific Region, contributing to broader regional efforts. He credits the award to the collective support of Hawaiis DBIA volunteers and 27腦瞳厙, emphasizing that the chapters success is a shared achievement.

Andrew, a project manager in 27腦瞳厙 Northern California Region, was recognized for his work with the DBIA Western Pacific Region and its Bay Chapter. He began volunteering with the Bay Chapter in 2018, supporting Young Professional events across the Bay Area, including engaging with DBIA Student Chapters at local universities. Over time, his involvement grew to include leadership roles such as Bay Chapter Golf Chair, where he oversees event planning and sponsor engagement for the annual Bay Area Golf Tournament, an event he is passionate about. He has also played a key role in organizing the Bay Chapter Holiday Party for the past six years, helping make it one of the chapters most popular events. In addition to his current role as Bay Chapter Golf Chair, Andrew serves as the Young Professional Chair for the Western Pacific Region. He previously helped co-develop sessions and welcome events for young professionals and students at the Annual Western Pacific Region Education Summit (formerly WPR Conference) and remains committed to connecting students and young professionals with seasoned industry leaders. Andrew is passionate about supporting the DBIA, the Western Pacific Region and helping young professionals deepen their understanding of design-build while building strong relationships.

The AGC CSEA Grand Award is the construction industrys premier safety honor, recognizing companies with outstanding leadership, innovation, and results-driven safety practices.


To be considered for this honor, finalists in each divisional category are invited to compete in person at the AGC Annual Convention for either a 1st, 2ndor 3rdplace award. Finalists give an oral presentation in front of five judges, and awards are determined after the oral presentations. The Grand Award winner is then selected from among the 1stplace winners, recognizing the company that rises above all other category winners as the best of the best in construction safety nationwide.

Kabri Lehrman-Schmid, project superintendent for 27腦瞳厙, is one of two individual recipients of 2025 Fearlessly Authentic AF Leader Award. This honor, awarded annually to two individuals from a pool of applicants spanning all industries, celebrates fearlessly authentic leaders who are changing the world, challenging the norms, leading with purpose and creating opportunities for others to do the same.

During the awards ceremony, program host and emcee Ron Skylstad highlighted Kabris exceptional leadership within the construction industry, praising her for challenging the status quo of her industry through leadership that meets the technical demand of her companys projects with the humanity of the people who build them.

Kabri began her career with 27腦瞳厙 in 2007 as a field engineer after graduating from Columbia University with a Bachelor of Science in Civil Engineering and having completed an internship in the Summer of 2006. Since then, she has led over $1.9 billion in large-scale projects across the country, including on complex, operationally active sites in Washington, D.C., Northern California and now Seattle, where she is currently overseeing the South Concourse Evolution project at Seattle-Tacoma International Airport (SeaTac) as the project leader and superintendent.

Her leadership is marked by her technical expertise, modeled behavioral expectations and a strong reputation with owners and clients for delivering operational excellence. She builds work environments that prioritize communication, mental health awareness and individual safety, earning the trust of all project stakeholders. On the University of Washington Interdisciplinary Engineering Building, Kabris continuity on the project from design manager to project superintendent supported crucial relationship development with campus stakeholders. It resulted in jobsite systems and morale that changed University construction standards, demonstrating how care and accountability can coexist to drive high-performance outcomes.

Known as the five-foot fan girl of field leadership in the construction industry, Kabri blends her project delivery expertise with her deep commitment to team well-being and communication. Under her leadership, complex jobsites transform into places where technical precision and human connection thrive side by side. She elevates the role of field leaders as culture-setters and changemakers. Her leadership in workforce mental health and training has redefined industry dialogue, elevating the focus on psychological safety.
