The Hyatt Regency Salt Lake CityConvention Center Hotelis a landmark project in downtown Salt Lake Citythat has changed the city’s skyline with its exterior glass facade reflecting the cityscape and mountains. At 686,784 SF in total, the 25-story hotel has 700 guestrooms and more than 60,000 SF of meeting space. Amenities also include a 23,000 SF Regency Ballroom with natural light and 22-foot ceilings, a warm and inviting hotel lobby and a reception area consisting of luxury stone and wood finishes. TheHyatt Regency Salt Lake CityHotel alsoincludes a 24-hour fitness center, multiple restaurants and bars, a gourmet market, an outdoor pool and event terrace and one level of underground parking.

27 Real Estate Development co-developed and currently co-owns the Convention Center Hotel in partnership with Portman Holdings. The Convention Center Hotel was originally contemplated in the early ’20s when 27 Real Estate Development and Portman Holdings had originally proposed the project.  The County through their Real Estate advisor (JLL) reached back out to the Development Team because of their previous track record on similar hotels and successfully financed the project in January 2020. The total real estate development value of this project is $377,422,000.

The 701 Rio project is a five-story office building located at the corner of Rio Grande and 7th Street in the downtown Central Business District of Austin. The project site is in a historic neighborhood near the State Capitol Building and parallel to the well-known entertainment district, West 6th Street. The 701 Rio project consists of four floors of Class A office space with the opportunity for ground-floor retail and/or additional office space. The 124,206 gross SF office building contains five levels of underground parking, allowing for up to 296 parking stalls (or a parking ratio of 3 stalls/1,000 RSF). Building amenities include a fitness center, lockers, showers, bike/scooter storage, a 6,418 SF rooftop terrace and an Austin Energy Green Building 1 Star Rating.

The high school, which has a capacity of 800 students, is located on property donated by the adjacent Orthopedic Hospital.

Real Estate Development

27 Real Estate Development completed the development of the new Orthopedic Hospital Medical Magnet High School. At the time, the project was awarded under a new contracting approach by LAUSD. 27 Real Estate Development was responsible for providing construction financing for the project and, upon completion, sold the project back to LAUSD. This project demonstrated 27 Real Estate Development’s strengths and expertise in the areas of real estate development, project financing, Public Private Partnerships (P3) and project management/owner’s representation.

Construction

This high school consists of two two-story buildings with covered canopies and a covered lunch shelter. The basketball and volleyball courts are located between the buildings. The high school includes a large multipurpose room, a cafeteria, a media center, a bookstore, administration offices, a weight room and 32 classrooms.

About the Project

The Allure Apollo project is the second phase of a three-phase, mixed-use, multifamily, transit-oriented Apollo development in Camp Springs, MD. This site is part of a more extensive Apollo multifamily portfolio that includes another multi-phased, transient-oriented site in neighboring Largo, MD.

Real Estate Development

27 Real Estate Development co-developed and co-own the Apollo Apartments with Peter N.G. Schwartz Management Company. Allure was developed to include 384 Class-A apartment units consisting of 18 studio units, 176 one-bedroom units and 190 two-bedroom units. An above-ground parking garage serves residents and can accommodate 650 cars. Once the third phase, consisting of a new retail center and office space, is complete, this development is adjacent to the Branch Avenue Metro Station. The total Real Estate Development value for the project consists of $100,515,000.

Construction

The project combines 3A (six stories wood frame over podium) and 5A (six stories wood frame) construction, which wraps around a precast concrete-structured parking garage. The multifamily apartments carry high-level finishes, including granite countertops, stainless steel appliances, and electronically controlled access to the common areas and apartment units.

 

Allure Apollo also includes a large amenities package. Indoor amenities include a theater, bar, card room, game room, fitness, yoga studio, conference space and club room. The outdoor amenities include a courtyard area with a pool, bocce ball court, zen garden and extensive landscaping package.

 

In 2017, 27 completed the construction of the first phase of the master plan at the adjacent Largo, MD site – Ascend Apollo.

This laboratory development complex project consisted of a four-story laboratory structure interconnected to a two-story, 150-seat auditorium and conference center with vivarium space. The project included paved walkways, outdoor gathering areas, two large surface parking lots and a landscape consistent with the nearby Torrey Pines Reserve.

27 Real Estate Development and associates provided a turnkey real estate development for the high-tech Sanford Consortium for Regenerative Medicine complex just off the Pacific coast in La Jolla, CA. Areas of expertise the 27 Real Estate Development group provided included obtaining the Environmental Impact Report approvals required for development, project financing, Public Private Partnerships (P3) and Project Management/owner’s representation. The total Real Estate Development value for the project consists of $127,000,000.

Construction

The four-story portion is a reinforced, cast-in-place concrete structure with perimeter shear wall support. The two-story portion of the building is supported by structural steel and metal decking. This portion of the facility houses the main lobby, auditorium, café and conference center. This facility was designed with sustainability and the environment in mind.

About the Project

This high-end, luxury hotel is located along the waterfront at the nexus of Broadway and Pacific Highway in Downtown San Diego.  The project is the second phase of a two-phase hotel master plan on land owned by the Unified Port of San Diego.  This 400-room, full-service hotelincludes a two-acre public park and a new landscaped pedestrian corridor. The hotel was constructed on the site previously home to the Pacific Coast League Padres baseball team from 1936 to 1957. The 2-acre park commemorates the significance of this location.

 

Additionally, the Intercontinental San Diego hotel is complimentary and next door to the dual-branded Spring-Hill Suites & Residence Inn San Diego, known as Lane Field North hotel (BRIC North), which was also co-developed between 27 Real Estate Group, Lankford & Associates and Portman Holdings.

 

Real Estate Development

27Real EstateDevelopment, as part of a larger long-term waterfront hotel master plan and through a long-term ground lease with the Unified Port of San Diego, co-developed the second of two projects in the BRIC development. 27Real EstateDevelopment provided conceptualization, programming, capital raising, development management and project financing. The total Real Estate Development Value for this project is $216,972,000.

 

Construction

The project comprises a 215-foot-tall building (165-foot-tall tower over a 50-foot-tall podium structure). The podium includes three levels of underground parking for 686 cars and the above-ground portion of the podium includes first-floor restaurant and retail spaces, a second-floor ballroom and meeting space, a third-floor hotel lobby,  a restaurant and InterContinental Club Lounge and fourth-floor pool terrace with outdoor amenities.  The tower features a rooftop bar on the 19th floor overlooking the San Diego Bay.  The project also includes commissioned public art (consisting of an electronic graphic display board) incorporated into the building’s façade.

Construction

The hotel offers cutting-edge design with its striking yellow wall, spectacular bay and city skyline views, fifth-floor outdoor swimming pool, bayfront patio area, state-of-the-art fitness center and meeting space that can accommodate up to 225 people. The towers have a common lobby and share a common elevator bank. The two brands also share function and amenity space at the top of the podium level. The podium structure includes approximately 414 total parking spaces–29 of which are provided for public use.

About the Project

Hotel Indigo, situated in the East Village District in San Diego, is an oasis amidst everyday life’s urban chaos andblocks away from Petco Park and the historic Gaslamp District. This development has the distinction of many “firsts” in San Diego sustainable 27 design: Hotel Indigo is the first sustainably built hotel in San Diego, the first to achieve LEED certification, the first downtown San Diego building to have a green roof and the first LEED-certified hotel in the U.S. for InterContinental Hotel Groups.  The hotel offers an accessible and unique experience for technology and design-savvy customers. 

Real Estate Development

InterContinental Hotels Group selected 27 Real Estate Development to complete the turnkey development of the 210-key Hotel Indigo. 27 was responsible for all design, financing, construction and fit-out of FF&E and OS&E. The total Real Estate Development value for this project is $65,400,000.

Construction

This 12-story hotel consisted of a post-tension, cast-in-place concrete structure with a façade designed to provide transparency from the street to the public spaces for maximum visibility. The hotel includes a podium at street grade that rests above a two-level, 65-stall, subterranean cast-in-place parking garage. 27 self-performed all the concrete work, including the form, place and finish of 10,000 yards of structural concrete.

Several elements, such as a 4,000-square-foot eco-roof, alternative transportation components, and energy-efficient systems, were integrated into the building to achieve LEED Certified Certification, making it the first LEED hotel in San Diego and the first LEED hotel for the Indigo brand.

The Hilton San Diego Bayfront Hotel is located adjacent to the San Diego Bay waterfront in downtown San Diego, adjacent to the expanded San Diego Convention Center and immediately across from the San Diego Padres PETCO Baseball Park.  The project is also in close proximity to the entrance of San Diego’s Gaslamp Quarter Entertainment District and serves as the primary headquarters hotel for the San Diego Convention Center.  The hotel’s design incorporates the site’s prime location by maximizing the water view from guestrooms and public spaces, as well as creating direct waterfront access for the restaurant and retail components. 

 

Real Estate Development

27Real EstateDevelopment was a co-developer of the Hilton San Diego Bayfront Hotel, located on a 13-acre waterfront site. As part of the development contract,27Real Estate Development was responsible for designing and constructing the new seven-story, 1,955-stall parking garage that provides 800 stalls to the hotel and 1,155 stalls to the public. Areas of expertise provided by thereal estatedevelopmentteamgroupincluded project financing, Public Private Partnerships (P3) and project management/owner’s representation. The total Real Estate Development value for this project is $348,000,000.

 

Construction

The hotel consists of 1,200 guestrooms and specialty suites on a 13.77-acre waterfront site.  The 1,031,662 SF, 30-story hotel houses over 100,000 SF of meeting room space, with the largest ballroom having over 34,000 SF of meeting room space.  The hotel includes a 300-seat restaurant, a 180-seat specialty restaurant/bar an 80-seat lounge area a health club and spa and a heated saltwater swimming pool.

Inspired by Baltimore’s famed Camden Yards and Inner Harbor, the Hilton Baltimore Convention Center Hotel is a Class-A hotel central to the ongoing economic revitalization of downtown Baltimore and enhances the city’s reputation as a major convention destination.  With 756 guest rooms including 20 suites, this 20-story hotel offers more rooms than any other hotel in Baltimore. Its 25,000 SF grand ballroom is the city’s largest, complemented by a 15,000 SF junior ballroom and an additional 22,000 SF of flexible function space. Additional hotel amenities include a 290-seat full-service restaurant, food and beverage outlets, a fitness center, a business center, street-level retail space and a 550-space underground parking garage.

 

Real Estate Development

The Baltimore Development Corporation selected 27Real EstateDevelopment/ 27 Constructionas the developer and design-builder of the city’s new Convention Center Headquarters Hotel.In addition to providing the pre-development equity,27Real Estate Development was responsible for overseeing the purchasing and installation of the Furnishing Fixtures & Equipment (FF&E), Operating Supplies & Equipment (OS&E) and the Special System components (Telephone, Computer & Data, P.O.S., Hotel Management Systems, Audio Visual, CCTV, and the Security Systems). The total Real Estate Development value of this project is 317,500,000.

 

Construction

New pedestrian bridges constructed over active rail lines and arterial roadways link the hotel to adjacent attractions. The hotel was designed to blend and complement its historic surroundings. It used a partial brick facade that mimics the adjacent ballpark and incorporated a series of blues and earth tones throughout the facility, inspired by the area’s harbor and wetlands. Spanning the top of the hotel’s amenities areas, a 32,000 SF green roof system helps to reduce stormwater runoff, decreases the heat-island effect of the city’s other blacktop roofs, and contributes to enhanced energy efficiency.
